Buying a Renovator in Brisbane: What to Check Before You Buy

Lauren Jones - October 26, 2026

A renovator can be one of the smartest ways into a good Brisbane suburb. You buy below the price of a finished home, add value through the work and end up with a property shaped around how you live.

It can also be one of the most expensive mistakes in property. The difference usually comes down to what you check before you sign. This guide covers the key checks. It’s written by Lauren Jones Buyers Agency, a Brisbane buyers agency. Our founder, Lauren Jones, is a licensed buyers agent, investor and developer.

Check the overlays first

Many of Brisbane’s most sought-after suburbs are covered by the traditional building character overlay, which generally protects homes built before 1947. It can limit demolition and shape what you can change at the front of the house. Flood, bushfire and other overlays can also affect what you can build and what it costs to insure. Look up any property on Brisbane City Council’s City Plan online before you get attached to a plan.

Know what you’re really buying

  • Stumps, termite damage, roof condition and sagging floors can turn a cosmetic job into a structural one.
  • Homes built before 1990 may contain asbestos in sheeting, eaves and flooring. Removal needs licensed contractors and adds cost and time.
  • Old wiring, galvanised plumbing and outdated switchboards often need replacing.
  • Unapproved work. Enclosed verandahs, built-in underneaths and extensions done without approval can be costly to fix.

A thorough building and pest inspection is essential. For bigger projects, it’s worth getting early building and interior design advice on what the home can realistically become before you go unconditional.

Price the renovation before you buy

Most renovation budgets blow out because they were guessed, not priced. Get a builder or designer to walk through the property during your due diligence period and give you a realistic range. Include design, approvals, demolition, contingency and the cost of living elsewhere during the works.

Then do the sum: purchase price plus all costs should leave room below the value of a finished home in the same street. If it doesn’t, keep looking.

Approvals, licences and insurance

Some renovations need only a building approval from a private certifier. Others, especially in character areas, need council approval too. In Queensland, residential building work over $3,300 generally needs a licensed contractor and home warranty insurance, as the QBCC explains. Check every licence before you sign.

On larger projects, an independent construction project manager can coordinate designers, consultants and trades, and keep the budget and program on track.

Renovate or rebuild?

If the house isn’t protected and the structure is poor, a knockdown rebuild may cost little more than a major renovation and give a better result. New homes must meet Queensland’s Modern Homes standards for energy efficiency and accessibility. If the property is or will be an investment, note that from 1 July 2027 a one-for-one rebuild won’t count as an eligible new build for negative gearing.

Frequently asked questions

Can I knock down a character house in Brisbane?

Often not without council approval. Homes in the traditional building character overlay are generally protected. Check City Plan before you buy.

How much should I budget for a renovation?

It varies widely. Get the property priced by a builder or designer during your due diligence period and add a contingency for surprises.

Should I buy a renovator as my first home?

It can work if you have the budget, time and somewhere to live during the works. Many first home buyers start with a cosmetic renovator rather than a structural one.

Does a renovation add value?

Only if the total cost leaves room below what a finished home in the same street is worth.

Our View

Some of our best purchases for clients have been homes other buyers walked past. The value is real, but only for buyers who check the overlays, price the work and stay disciplined on the budget. Do the homework before you sign, not after you get the keys.
