The 2026-27 Federal Budget changed the rules for property investors. Handed down on 12 May 2026, it limited negative gearing on established homes and set the 50% capital gains tax discount on a path to replacement. For many investors, the old strategy of accepting a weekly shortfall in exchange for tax refunds and future growth no longer stacks up.
That has pushed one question to the top of the list: how do you build a portfolio that pays its own way? For a growing number of our clients, the answer is high yield property in Brisbane, and in particular purpose-built rooming houses.
At Lauren Jones Buyers Agency (LJBA), we help investors find, assess and secure high yield property across Brisbane and South East Queensland. We work closely with our sister company, Yield Street, who are rooming house buyers agents in Brisbane specialising in rooming houses and high yield builds. Here is what the budget changed, why cash flow now matters more than ever and how a rooming house might fit your plans.

What the 2026 Budget Changed for Property Investors
The reforms have now passed Parliament. The key changes for residential investors are:
- Negative gearing on established property. For established residential properties bought after 7:30pm AEST on 12 May 2026, rental losses from 1 July 2027 can only be offset against residential property income and gains, not your salary. Unused losses are carried forward.
- Capital gains tax. For gains arising from 1 July 2027, the 50% CGT discount is replaced by cost base indexation and a 30% minimum tax. Investors in qualifying new builds can choose whichever method gives the better result.
- Existing investments. Properties held before budget night keep the current negative gearing rules.
- New builds. Qualifying new residential properties keep negative gearing. Knock-down rebuilds and renovations that do not add to housing supply are not eligible.
Put simply, the tax system now favours two things: new housing supply and property that generates positive cash flow. Positively and neutrally geared properties are not affected by the negative gearing changes at all.
Why High Yield Property in Brisbane Is Back in Focus
Under the old rules, many investors were comfortable buying a negatively geared property and letting the tax refund cover part of the gap. If you buy an established property now, that loss can no longer reduce the tax on your wage, so every dollar of shortfall comes out of your pocket until the property turns positive.
That is why high yield property in Brisbane has moved from a niche strategy to a mainstream conversation. A property where the rent covers the loan and holding costs does not rely on tax concessions to work. It is also easier to hold through rate rises and slower growth years.
When we assess high yield property for Brisbane investors, we look for:
- Rent that comfortably covers the loan, rates, insurance and management
- Deep tenant demand close to transport, hospitals, universities and employment hubs
- Low vacancy risk and more than one income stream where possible
- Land and location fundamentals that still support long-term growth
- A planning, compliance and finance pathway you can actually get approved
Rooming Houses: A High Yield Strategy That Fits the New Rules
A rooming house rents individual rooms rather than a whole dwelling. Because you collect rent from several residents on one title, the gross yield is typically well above what the same site would earn as a standard rental house. That makes rooming house investment in Brisbane one of the most direct ways to turn a site into cash flow.
Rooming houses can suit the post budget environment for a few reasons:
- Cash flow first. A well-located, well-run rooming house can be positively geared, so the negative gearing changes have far less impact on your holding costs.
- Spread vacancy risk. One empty room is a small dip in income. One empty house is no income at all.
- New build potential. A purpose-built rooming house is new construction, which may keep access to negative gearing and the choice of CGT method.
- Strong demand. Affordable, well-located rooms are sought after by students, healthcare workers and single professionals across Brisbane.
One important caution: whether a particular project qualifies as a new build for tax purposes depends on the property and how it is delivered, particularly where an existing house is demolished to make way for the build. Always get advice from your accountant before you sign a contract.

The Trade-Offs You Need to Know
Rooming houses are not a set-and-forget investment. Before you commit, you need to work through:
- Council planning. Brisbane City Council, City of Moreton Bay, Logan, Ipswich and Redland each apply their own planning schemes. A site that works in one area can face a far harder approval path a few streets away in the next.
- Building classification. Rooming houses are typically certified as Class 1b under the National Construction Code, which brings specific fire safety and building requirements.
- Tenancy law. Residents are generally covered by the Residential Tenancies and Rooming Accommodation Act 2008, which has its own rules for agreements, house rules and entry.
- Depending on how the property is set up and operated, registration under the Residential Services (Accreditation) Act 2002 may apply.
- Not every lender funds rooming houses and valuations can be harder to land. Most of our clients need around a 30% deposit.
- Plan for a year or more from purchase to completion. A rooming house has far more moving parts than a standard home.
Why Use a Rooming House Buyers Agent in Brisbane
A site can pass every standard buyer check and still fail as a rooming house. A rooming house buyers agent rules those sites out early, so your deposit, time and borrowing capacity go into a project that can actually be built. That is why we work closely with our sister company Yield Street, who are rooming house buyers agents. Before a site is recommended, the team assesses:
- Zoning and the likely planning pathway with the relevant council
- Lot size, frontage, slope and orientation
- Sewer, stormwater and service connections
- Overlays including flood, character and bushfire
- Room rental demand and achievable rents in that pocket
- Whether the existing dwelling can be removed or needs to be retained
From there the Yield Street team searches on and off market, negotiates price and contract conditions that protect you, then introduces you to a rooming house builder suited to your site and stays involved through to handover. Any referral arrangements with builders are disclosed to you in writing.

Lessons From Our Own Rooming House Build
LJBA is led by Lauren Jones, a licensed Queensland buyers agent and Qualified Property Investment Advisor (QPIA®) who has been a Brisbane buyers agent since 2011, with a background in finance before that.
Lauren built her own five-bedroom rooming house in Kallangur. The site settled in November 2025, was demolished in December, the slab went down in February and the build was completed in September 2026. The biggest lessons: a rooming house takes longer than a standard home, there are far more moving parts and the details matter at every stage. Those lessons now shape how we assess sites and set client expectations from day one.
Who High Yield Property Suits Post Budget
A high yield or rooming house strategy can suit investors who:
- Have strong equity and can fund a larger deposit
- Want cash flow rather than relying on tax refunds to hold a property
- Already hold negatively geared property and want income to balance it
- Are comfortable with a build timeline and the moving parts that come with it
- Will use a specialist rooming house property manager
It is not the right fit if you need a low-risk, low-deposit or quick-turnaround investment. If another strategy suits you better, we will tell you.

Frequently Asked Questions
Does negative gearing still apply to rooming houses after the budget?
It depends on the property. Established properties bought after 12 May 2026 lose the ability to offset losses against salary from 1 July 2027, while qualifying new builds keep it. A positively geared rooming house is not affected by the negative gearing changes. Confirm the treatment of your specific project with your accountant.
Is high yield property in Brisbane a good investment after the budget?
For many investors it is worth a serious look, because a property that pays its own way does not depend on tax concessions. The right choice still depends on your goals, borrowing capacity and risk appetite, so get personal advice first.
How much deposit do I need for a rooming house in Brisbane?
Most of our clients need around 30% of the total project cost. Your broker will confirm your position based on your lender and circumstances.
Which Brisbane suburbs suit rooming houses?
It depends on council rules, lot characteristics and room demand, rather than suburb alone. Areas close to transport, hospitals, universities and employment tend to perform well, but every site needs its own assessment.
What does a rooming house buyers agent in Brisbane cost?
Fees are set out in writing in your appointment before any work starts. Contact us and we will connect you with Yield Street, our sister company and rooming house buyers agents, for a copy of their fee schedule.
