It’s one of the most common questions we hear from interstate buyers: Brisbane or the Gold Coast?
The two cities are about an hour apart, share the same booming region and are both hosting events for the 2032 Olympic and Paralympic Games. But they’re very different places to live and very different property markets. The right choice depends on how you live, where you work and what you want your property to do for you.
This guide compares the two on the things that matter most when you buy. It’s written by Lauren Jones Buyers Agency, a Brisbane buyers agency helping owner-occupiers, upsizers, investors and interstate relocators. Our founder, Lauren Jones, is a licensed buyers agent and Qualified Property Investment Adviser (QPIA).
Lifestyle
Brisbane is a capital city with a river at its centre. Its appeal is established, leafy suburbs, character Queenslanders, good schools and a short trip to the CBD. Life tends to centre on the suburb, the local school and the café strip.
The Gold Coast is built around the beach and the hinterland. It suits buyers who want the coast on their doorstep, a slower pace and a more outdoor lifestyle. It’s spread out along a long, narrow strip, so where you buy shapes your day more than in Brisbane.
Work and commuting
Brisbane has the larger and more diverse jobs market, including government, professional services, health, education and the CBD head offices. If you’ll be commuting to an office in the city, Brisbane usually makes life easier.
The Gold Coast economy leans on health, education, tourism, construction and small business, and it has become a favourite with remote and hybrid workers. Commuting from the Gold Coast to Brisbane is possible by train or the M1, but traffic on the M1 can make it a long day.
What you’ll buy
In Brisbane, most buyers are choosing between houses on traditional blocks in established suburbs, townhouses and lower-rise units. Character housing is protected in many inner and middle-ring suburbs, which supports their scarcity value but can limit what you can change.
The Gold Coast has a much larger high-rise apartment market, especially through Surfers Paradise, Broadbeach and Southport, alongside canal homes, beachside houses and newer estates in the north. Apartment buildings vary widely in quality, management and the share of short-stay holiday letting, so the building needs as much scrutiny as the unit.
Risks to check in both cities
- Both cities have flood-prone areas. Brisbane’s 2011 and 2022 floods are a reminder to check council flood overlays and history on every property.
- Coastal exposure. On the Gold Coast, beachfront and canal properties can face erosion, storm surge and higher insurance costs.
- Premiums vary sharply by location and building type. Get a quote before you go unconditional.
- Body corporate. For units in either city, check the sinking fund, building defects and planned levies.
Growth drivers
South East Queensland’s population is growing quickly, driven by interstate and overseas migration, and both cities are investing in transport and infrastructure ahead of 2032. Growth won’t be even across either city. In Brisbane, well-located established suburbs with limited new supply have historically held their value well. On the Gold Coast, land close to the beach, the light rail and major employment centres tends to be the most sought after.
Whichever city you choose, the suburb, the street and the individual property matter more than the city on its own.
How to decide
- Start with your life, not the market. Where will you work, where will your children go to school and how do you want to spend your weekends?
- Rent first if you can. A few months renting in each area can save you from an expensive mistake.
- Visit at different times. Check the traffic at 8am, the noise on a Friday night and the beach in school holidays.
- Compare like with like. Compare similar properties in both cities, including running costs like insurance and body corporate levies.
- Get local help. Each market has its own pockets, pricing and quirks. If Brisbane is your pick, work with someone who knows its suburbs street by street. If you’re leaning towards the coast, a Gold Coast buyers agent with local knowledge can do the same there.
Frequently asked questions
Is Brisbane or the Gold Coast better for investment?
Neither is better in every case. Both have suburbs with strong demand and suburbs with oversupply risk. Focus on land, location, scarcity and rental demand for the specific property rather than the city.
How far is the Gold Coast from Brisbane?
Around an hour’s drive between the two city centres, depending on traffic, with train connections between them.
Should I buy before I move?
Many relocators rent first to get to know the area. If you need to buy before you arrive, a local buyers agent can inspect, research and bid for you.
Are Gold Coast apartments a good buy?
Some are. Quality varies widely, so check the building’s management, sinking fund, defects, insurance and the share of short-stay letting before you buy.
Our View
Brisbane and the Gold Coast are both great places to live, but they suit different people. Brisbane suits buyers who want a capital city, established suburbs and a short commute. The Gold Coast suits buyers who want the coast as part of everyday life.
We focus on Brisbane because we know its suburbs, streets and pricing in detail. Wherever you buy, choose a well-located property with good land content in a suburb that fits your life. That’s what holds its value over the long term.
