Kippa Ring Suburb Profile

Kippa-Ring, the commercial and retail heart of the Redcliffe Peninsula, combines a direct rail link to Brisbane with strong recent growth, large shopping centres and generous parkland.

An Introduction to kippa Ring

Located approximately 28km north of the Brisbane CBD, Kippa-Ring is a well-established suburb within the City of Moreton Bay. It sits in the centre of the Redcliffe Peninsula and is bordered by Rothwell, Newport, Redcliffe, Clontarf and Margate.

The suburb’s name combines the Kabi word kippa, meaning young uninitiated man, with a reference to a bora ring near Klinger Road. The peninsula was subdivided into farm lots in the 1860s, and a cemetery reserve was set aside in 1874. Kippa-Ring was mostly farmland until the 1960s and 1970s, when it developed as a residential suburb. Kippa-Ring State School opened in 1960, the suburb was officially created in 1971, and Hercules Road State School followed in 1976. The Redcliffe Peninsula line opened in 2016 with its terminus at Kippa-Ring station on Hindmarsh Street.

With extensive experience buying across Brisbane and Moreton Bay, the team at Lauren Jones Buyers Agency has deep local insight into Kippa-Ring’s best streets, school catchments and long-term growth drivers.

Once a district of small farms, Kippa-Ring is now the commercial, retail and financial centre of the Redcliffe Peninsula. It has its own railway terminus, two of the peninsula’s largest shopping centres and a small industrial area that is a major local employer.

Why Choose Kippa Ring?

Kippa-Ring is about 3km by road from Redcliffe and its waterfront. The railway terminus offers a direct service towards Roma Street in the Brisbane CBD, and the suburb has the peninsula’s main shopping, dining and cinema options on its doorstep.

The market is strong. Houses have grown by around 19% and units by around 26% over the past year. Houses take a median of 14 days to sell and units 12 days. Over the same 12 months, 135 houses and 51 units sold. About 62% of homes are owner occupied.

Kippa-Ring is a low-lying suburb, with an elevation of about 6m, and its northern edge was once swampland. Buyers should check flood and storm tide overlays and the age and condition of each property individually.

Whether you’re a first home buyer, a growing family or an investor seeking strong yields, Kippa-Ring offers a level of convenience and value that few comparable bayside suburbs can match.
