An Introduction to Paddington
Located approximately 3km west of the Brisbane CBD, Paddington is a well-established inner-west suburb within the City of Brisbane. It is bordered by Bardon, Red Hill, Petrie Terrace, Milton and Auchenflower, and sits in the foothills of Mount Coot-tha.
The wooded slopes were home to the Turrbal people. British settlement began in the 1850s, and the area was first known as Ti-Tree Flats. The first land sale took place in 1859, and the suburb takes its name from a farm named after its owner’s London birthplace, which was subdivided in 1864. Paddington was part of the Town of Ithaca until it joined Greater Brisbane in 1925. Electric trams ran along Caxton Street and Given Terrace from 1898 until 1968. Heritage landmarks include Foresters’ Hall, built in 1888, the former Plaza Theatre, the Ithaca War Memorial, the Paddington Water Tower and Government House, the official residence of the Governor of Queensland.
With extensive experience buying across Brisbane, the team at Lauren Jones Buyers Agency has deep local insight into Paddington’s best streets, school catchments and long-term growth drivers.
Once a working-class suburb of cottages and tram lines, Paddington is now known for its steep streets of Queenslanders and the boutique shopping and dining along Given and Latrobe Terraces.

Why Choose Paddington?
Paddington is one of the closest suburbs to the CBD. Transport for Brisbane buses serve the suburb, and Suncorp Stadium and the Caxton Street dining strip sit at its eastern end.
The market is strong. Houses have grown by around 17% and units by around 26% over the past year. Houses take a median of 32 days to sell and units just 10 days. Over the same 12 months, 150 houses and 56 units sold. About 56% of homes are owner occupied, up from around 52% in 2016.
Paddington is set across steep ridges and hills, on small blocks of land, with many workers’ cottages and Queenslander-style homes. Many properties are heritage listed, and houses in the gullies and dips were affected by the 1974 flood. Buyers should check flood overlays, any heritage requirements and the slope and condition of each property individually.
Whether you’re seeking a character home, a well-located unit or a long-term hold close to the CBD, Paddington offers a level of heritage and lifestyle that few Brisbane suburbs can match.

Healthcare
Residents have access to local general practitioners, pharmacies and allied health providers in and around the suburb.
The Wesley Hospital in neighbouring Auchenflower and the Royal Brisbane and Women’s Hospital at Herston provide major hospital services within a short drive.
Shopping & Dining
Given Terrace and Latrobe Terrace are best known for boutique shopping, cafés, galleries and dining. Paddington Central, a shopping centre at 107 Latrobe Terrace, was built on the site of the former tram depot.
Rosalie village on Baroona Road adds restaurants and cafés, an annual Cheese Festival and the Blue Room Cinebar.
Parks, Beaches & Recreation
Paddington has 10 parks covering close to 1.4% of the suburb’s total area, reflecting its steep, built-up terrain. The heritage-listed Neal Macrossan Playground on Caroline Street is one of its best-known public spaces.
The Ithaca War Memorial sits in a small park on Cook’s Hill, and Mount Coot-tha’s bushland is a short drive away.
Future Developments
Paddington’s heritage listings, steep terrain and small blocks shape what can be built, which supports demand for the suburb’s established homes.
As one of Brisbane’s most famed inner-west suburbs, Paddington is likely to keep attracting buyers who value heritage character, dining and proximity to the CBD.
Lifestyle & Community
Transport & Connectivity
Events
The annual Caxton Street Seafood and Wine Festival, held in neighbouring Petrie Terrace, and the State of Origin “running of the buses” draw crowds to the area, while Rosalie hosts its own Cheese Festival.
The suburb attracts a broad mix of young professionals, families, students and investors drawn by its character and central location.
Safety
Paddington is a busy inner-city suburb, and conditions can vary between pockets, particularly around Caxton Street and its hospitality venues.
Buyers should review current crime mapping and the immediate streetscape rather than relying on suburb-wide assumptions.
Landmarks
Public Transport
Paddington does not have its own railway station. Buses operated by Transport for Brisbane serve the suburb.
Electric trams once ran along all four of the suburb’s main thoroughfares until December 1968.
