Coorparoo Suburb Profile

Coorparoo, one of Brisbane’s most established inner south-east suburbs, combines a heritage-listed railway station and Cavendish Road character with Coorparoo Square, strong schools and strong recent growth.

An Introduction to Coorparoo

Located approximately 4km south-east of the Brisbane CBD, Coorparoo is a well-established suburb within the City of Brisbane. It is bordered by Camp Hill, Holland Park, Stones Corner, Greenslopes, East Brisbane and Norman Park.

Coorparoo was chosen as the suburb’s name at a public meeting on 22 March 1875. Before that it was known as Four Mile Camp, and the name likely comes from an Aboriginal name for Norman Creek. Farms were first sold in 1856, and Coorparoo State School opened in 1876. The Shire of Coorparoo was created in 1888, and the railway station opened in 1889. The Shire Hall, built in 1892, still stands on Cavendish Road as the School of Arts. Trams reached Stones Corner in 1902 and Coorparoo Junction in 1915, which led to rapid suburban growth. Coorparoo State High School, now Coorparoo Secondary College, opened in 1963.

With extensive experience buying across Brisbane’s southside, the team at Lauren Jones Buyers Agency has deep local insight into Coorparoo’s best streets, school catchments and long-term growth drivers.

Once a shire centre on the Cleveland railway line, Coorparoo is now a dense, well-connected inner suburb. It has its own railway station, a cluster of heritage buildings on Cavendish Road and a modern shopping and cinema precinct at Coorparoo Square.

Why Choose Coorparoo?

Coorparoo sits on the Cleveland railway line, with Coorparoo station on Cavendish Road. The suburb is also close to Stones Corner and Greenslopes, and Coorparoo Square has been designed with space under it for a future Eastern Busway station.

The market is strong. Houses have grown by around 24% and units by around 21% over the past year. Houses take a median of 32 days to sell and units just 14 days. Over the same 12 months, 230 units and 146 houses sold, so the unit market is the busier of the two. About 52% of homes are owner occupied.

Coorparoo has Spanish Mission homes and heritage-listed homes along Cavendish Road, and unit blocks, such as those on Kirkland Avenue, built from the late 1960s. The 1889 and 1893 floods hit the suburb’s low-lying areas, and the netball courts at Wembley Park flooded in 2011. Buyers should check flood overlays, any heritage requirements and the condition of each property individually.

Whether you’re a growing family, an upgrader or an investor seeking a well-connected inner southside suburb, Coorparoo offers a level of schooling and convenience that few comparable Brisbane suburbs can match.
