Burpengary Suburb Profile

Burpengary, one of Moreton Bay’s fastest-growing family suburbs, offers rail and Bruce Highway access, generous parkland and more space for your budget than inner Brisbane.

An Introduction to Burpengary

Located approximately 39km north of the Brisbane CBD, Burpengary is a well-established suburb within the City of Moreton Bay. It sits along Burpengary Creek and the Bruce Highway, and is bordered by Morayfield, Narangba, Burpengary East and Deception Bay.

Burpengary’s name comes from the Aboriginal word burpengar, meaning place of the green wattle. European settlers arrived in the 1870s, and timber cutting was the first industry, with logs floated down the creek to Deception Bay. Sugar cane and dairying followed. The railway line through Burpengary to Caboolture opened in 1888, and the first school opened in 1876. Burpengary stayed a rural village until the 1970s, when its rail link made it popular with city commuters. Growth has been rapid since the late 1990s.

With extensive experience buying across Brisbane and Moreton Bay, the team at Lauren Jones Buyers Agency has deep local insight into Burpengary’s best streets, school catchments and long-term growth drivers.

Once a rural village of timber, cane and dairy farms, Burpengary is now a well-established family suburb with its own railway station, shopping centres and sporting facilities.

Why Choose Burpengary?

Burpengary offers a rare mix of space, affordability and connectivity. The railway station and Bruce Highway provide easy access to Brisbane, Redcliffe and the Sunshine Coast, and the Deception Bay coastline is only a short drive away.

The market is moving. Houses have grown by around 18% and units by around 31% over the past year, and homes sell in about two weeks. The suburb’s population grew by nearly 18% between the 2016 and 2021 Censuses.

Most homes are freestanding family houses on generous blocks, with established streets alongside newer master-planned estates. A smaller number of townhouses and units offer a lower entry point. Burpengary Creek is tidal, so buyers should check flood overlays and insurance for properties near waterways on a property-by-property basis.

Whether you’re a first home buyer wanting space, a growing family or an investor seeking strong yields, Burpengary offers a level of value and connectivity that few comparable suburbs can match.
