An Introduction to West End
Located approximately 3km south-west of the Brisbane CBD, West End is a well-established suburb within the City of Brisbane. The Brisbane River wraps around three sides of the suburb, which is bordered by South Brisbane, Highgate Hill and Toowong.
West End sits on the Kurilpa Peninsula. Kurilpa means “place of the water rat”, the name given by the Turrbal and Yuggera peoples. Early settlers named the suburb after London’s West End and farmed the fertile land with orchards and market gardens. Boundary Street took its name from the edge of the original Town of Brisbane. Industry and river wharves later shaped the area, and post-war migration brought a strong Greek community from the 1950s. Vietnamese families became a defining part of the suburb from the late 1980s. This layered history gives West End its multicultural, creative and community-minded character today.
With extensive experience buying across Brisbane, the team at Lauren Jones Buyers Agency has deep local insight into West End’s best streets, school catchments and long-term growth drivers.
Once an industrial and working-class district, West End is now one of inner Brisbane’s most in-demand suburbs. It is known for the Boundary Street café strip, the Saturday markets at Davies Park and the riverside parkland at Orleigh Park.

Why Choose West End?
West End is one of the closest suburbs to the CBD. Residents can reach the city by bus, ferry, bike or on foot, and enjoy the cultural precinct at South Bank on their doorstep.
Supply is very tight. Stock on market sits below 1%, and the rental vacancy rate is under 2%. Recent capital growth has been strong across both houses and units, which points to sustained demand for limited stock.
The housing mix is varied. Around 76% of dwellings are flats and apartments, 20% are separate houses and 4% are townhouses. Freestanding homes are mostly character Queenslanders and post-war cottages on narrow blocks. Units range from 1970s and 1980s walk-ups to newer buildings along Montague Road and the riverfront. Parts of the suburb near the river are flood-affected. Buyers should check flood overlays, insurance and body corporate records on a property-by-property basis.
Whether you’re seeking a walkable inner-city home, a high-demand rental investment or a long-term hold close to the CBD, West End offers a lifestyle and location few Brisbane suburbs can match.

Schools & Childcare Centres
West End offers a well-regarded local primary school, with a strong choice of public and private secondary schools in neighbouring suburbs. Local schools include:
- West End State School, Prep-6
- Brisbane State High School, Years 7-12 (South Brisbane)
- Somerville House, girls, Prep-12 (South Brisbane)
- St Laurence’s College, boys, Years 5-12 (South Brisbane)

Healthcare
Residents have access to local general practitioners, pharmacies and allied health providers throughout the suburb.
The Mater Hospital and the Queensland Children’s Hospital in nearby South Brisbane provide major hospital services within a short trip.
Shopping & Dining
Boundary Street is West End’s commercial heart. It offers independent cafés, bookshops, fresh produce stores and restaurants that reflect the suburb’s multicultural history.
Residents also enjoy South Bank’s dining and entertainment precinct, a short walk or ride from the suburb’s northern edge.
Parks, Beaches & Recreation
West End has generous green space for an inner-city suburb. Orleigh Park runs along the river and is a popular spot for walking, running and cycling. Davies Park hosts the Saturday morning markets, and Musgrave Park is a long-standing community gathering place.
South Bank Parklands, including the Streets Beach, are close by. The heritage-listed Kurilpa Library on Boundary Street, built in 1929, remains a community hub.
Future Developments
Continued apartment and mixed-use development is expected along the Montague Road and riverfront corridors, given strong demand and limited land.
As one of Brisbane’s most distinctive inner-city suburbs, West End is likely to keep attracting buyers who value proximity to the CBD, a walkable lifestyle and a genuinely diverse community.

Events
The Saturday morning West End Markets at Davies Park are one of Brisbane’s best-loved community events. Local festivals, live music venues, galleries and community groups add to a strong sense of local identity.
The suburb attracts a broad mix of long-term residents, young professionals, students and investors drawn by its lifestyle and central location.
Safety
West End is generally rated low for crime, though conditions can vary between pockets, particularly around busy hospitality areas.
Buyers should review current crime mapping and the immediate streetscape rather than relying on suburb-wide assumptions.
