Do buyer's agents negotiate property prices?

Yes. Negotiation is a core part of our comprehensive service. LJBA negotiates directly with selling agents to secure the best possible price and terms through using market data, comparable sales, and strategic negotiation techniques. Can buyer's agents actually access off market properties?

Yes. Around a third of LJBA's client purchases are sourced off-market and pre-market through our established trust and connections with local selling agents. This gives our clients access to properties that are not (and may never be) publicly listed on realestate.com.au or Domain.


When do I pay buyer's agent fees?

The Engagement Fee is payable upon signing our Buyer Agency Agreement. The Success Fee is payable within 7 days of a property contract becoming unconditional. The Success Fee is always in addition to the Engagement Fee.


Do you work with multiple buyers at once?

Yes, but on a highly controlled basis. LJBA operates a low-volume model to ensure each client receives a high level of attention. We also ensure we do not take on conflicting buyer briefs. If there is any potential overlap or conflict with another active client, this is disclosed and managed transparently before proceeding.


Can I fix my Success Fee instead of paying a percentage?

Yes. For many clients, LJBA offers the option to fix the Success Fee at an agreed amount upfront. This provides certainty around costs before the search begins.


Do you work with interstate or overseas buyers?

Yes. LJBA regularly assists interstate and overseas buyers purchasing in Brisbane. We manage everything from search and inspections through to negotiation and settlement support remotely.


Should I use a buyer's agent to purchase in a competitive market?
